Rental Payments
Rent can be paid either by direct debit from
your bank account or via the rental rewards
system. Rental rewards is a payment system that
has been designed so that you can pay your rent
via your credit card, earning bonus points with
your credit provider.

Rental Bond
Generally the bond payable on beginning a tenancy
is equal to four weeks rent. When a tenant pays
a bond, it is sent to the Residential Tenancies
Authority who hold the bond until the end of
the tenancy. The bond is held as security for
the property owner. It can be claimed if the
tenant owed money for rent, damages or other
costs at the end of the tenancy.

Periodic Inspections
The Residential Tenancies Act 1994 allows lessors
or their agents to conduct a maximum on one
routine inspection every three months. Tenants
must be given seven days notice in writing prior
to the inspection date. The main purpose of
the inspection is to ensure that the tenant
is maintaining the property and to bring to
attention items that need repairing or upgrading.
Insurance
We strongly urge you to insure your personal
possessions, against any loss, damage or theft.
The landlord has no obligation to insure your
personal belongings and contents insurance.

It is the tenants responsibility to arrange
the connection of essential services such as
gas, power and phone prior to moving into the
rental property. Below are phone numbers for
the local service providers to assist you in
arranging connection.

All repairs are to be put in writing. You may
also request repairs “Online” on
our web site by clicking on this link to the
Repair Request Form, completing the details
and sending it to us. Only emergency repairs
will be accepted verbally. All repairs are attended
to as promptly as possible, however, it is often
necessary to obtain the Landlord’s approval
and or quotes before any work can commence,
so unfortunately a time lag is sometimes unavoidable.As
soon as your maintenance request is received,
it is processed and forwarded to the appropriate
trades person. They will contact you directly
to arrange a suitable time for the repair. If
you do not hear from us or the trades person
within five working days please contact our
maintenance department by telephone (07) 5530

Termination of the
Tenancy Agreement
Your Residential Tenancy Agreement is a legal
and binding contract, providing protection for
both you and the landlord.
The Residential Tenancy Agreement can be terminated
by you in the following ways:
a) If you intend to vacate at the end of your
Residential Tenancy Agreement you are required
to give fourteen (14) days written notice prior
to the expiry of the fixed term of your Agreement.
b) Once the fixed term has expired, you are
at liberty to continue living at the property
or to vacate. If you intend to vacate, written
notice to that effect must be received by our
office at least fourteen days (14) prior to
the vacating date.
If however, unforeseen circumstances arise and
you have to vacate prior to the expiration of
your Residential Tenancy Agreement, please contact
the Tenancy Team immediately who will endeavour
to find another suitable tenant. However, you
will still be responsible for the rent until
another suitable tenant is found, as well as
the payment of a letting fee, and all advertising
costs.
